Buying a home in
Houston
Houston is a very large, spread-out Gulf Coast city with no zoning, no state income tax and local property taxes that make up the difference. Europeans arrive for energy, hospital, space and port jobs. The decisions that matter are which county, which tax districts and how high the ground is.

Who moves here from Europe
Houston's economy rests on energy, hospitals, space and shipping, and all four recruit abroad. The Texas Comptroller's profile of the Gulf Coast region, which includes Houston, counted 7,517,691 residents in 2022 and found oil and gas extraction almost 12 times as concentrated there as in the United States as a whole. General hospitals in the region employed 100,811 people that year, and exports through the Houston port came to $131.7 billion. The Texas Medical Center says it has more than 120,000 employees and 10 million patient encounters a year. NASA lists a workforce of more than 12,000 at the Johnson Space Center in the south-east of the city.
For a European household that usually means arriving on an employer-sponsored visa with a US salary and no US credit history. A lawfully resident non-citizen can obtain a conventional loan, subject to each lender's own rules. See how a work visa affects the loan.

- Note the county of the address and ask for the appraisal district record and last year's tax bill.
- Recalculate the tax at your purchase price without the homestead exemption if you will not live there.
- Check the FEMA flood zone, the seller's flood history and get flood quotes before the option period ends.
- If the home is in a MUD, read the notice, the district's rate and its bond debt.

- Read the deed restrictions and association rules for the street.
- Check the current list of designated countries under Senate Bill 17 if you hold a second nationality.
