What homes cost

In August 2026 the median sale price in the Charlotte region was $427,500, up 0.6% on a year earlier, and the year-to-date median was $430,000. Canopy Realtor Association, whose data WFAE reported, said new listings, pending sales and closed sales all fell compared with both July and August of the year before.

In Wake County the Register of Deeds put the median at $440,000 for August 2026, down $18,500 from July. It counts almost every property transfer by deed, so it is not directly comparable with a listing service's figure for single-family homes. Asking prices, which are what you see online, were lower in Durham County at a median listing price of $405,113 in September 2026 and higher in Orange County, which holds Chapel Hill, at $497,248 (Realtor.com data through the Federal Reserve Bank of St. Louis). Treat those listing prices as an indication only: they are asking prices, not what homes sold for.

Property tax: no state tax, county rates, a revaluation in 2027

North Carolina has no state property tax. Counties assess and collect it, and a city or town adds its own rate. Rates are quoted per $100 of assessed value. The tax year begins on 1 January, bills fall due on 1 September and become delinquent after 5 January, according to the state Department of Revenue. Wake County's 2026 bills were due by 5 January 2027.

CountyAverage effective rateWhat we confirmed
Mecklenburg (Charlotte)0.69%Last revalued as of 1 January 2023, on a four-year cycle, with the next in 2027.
Wake (Raleigh)0.69%County rate 53.71 cents for 2026-27, plus Raleigh at 37.20 cents in the county's own bill example, so 90.91 cents per $100. Next revaluation effective 1 January 2027, then every two years.
Durham0.81%Rates are set by the county and the city each June. Check the current rate for the address.
Orange (Chapel Hill)0.96%The highest of the four. Check the town and school district rates.
Buncombe (Asheville)0.57%Check the city and county rate for the address.
Dare (Outer Banks)0.51%Check the town and county rate for the address.

The effective rates come from the Tax Foundation's 2026 table, which divides what homeowners paid by the median home value in 2024 Census data, so they are averages and not what a new buyer will be billed. On a home assessed at $450,000 in Raleigh, the current rates give about $4,091 a year, by our arithmetic and before any exemption.

The point to understand is the timing. Values are reset at countywide revaluations, not at each sale. Counties must revalue at least every eight years, and Wake County is moving to a two-year cycle. Mecklenburg revalues in 2027 and Wake on 1 January 2027, so the value the seller is taxed on may soon be out of date. Charlotte's city council also approved a budget in June 2026 that includes a property tax increase of nearly 7% (WFAE). Ask the county what a comparable home was revalued at when the new values are published.

Closing is run by an attorney

North Carolina is an attorney state. The State Bar's opinion is that a non-lawyer may not handle a residential closing, although a non-lawyer may present documents, direct where to sign and handle the funds. The attorney does not have to be present, and signing and disbursement can happen by mail, email or electronic means. A European notary is a neutral public officer who serves both sides. An attorney in a US closing is a lawyer, so ask at the outset whom the attorney represents, and consider hiring your own to read the contract.

The other surprise comes before the closing. Under North Carolina's standard offer to purchase, the buyer pays the seller a due diligence fee, negotiated between the parties, when the contract is made. During the due diligence period you can terminate for any reason or no reason, and you normally get your earnest money back, but not the fee. The Real Estate Commission advises negotiating a period long enough to finish the appraisal and loan approval. In many European purchases a loan condition ends the contract if finance falls through. Here the due diligence period does that job, but only if you set it long enough.

Financing at these prices

The 2026 conforming loan limit is $832,750 for a one-unit home in Mecklenburg, Wake, Durham, Orange, Buncombe and Dare counties, according to FHFA's county list. The medians above are far below it. A lawfully resident non-citizen can obtain a conventional loan on the same terms as a citizen, subject to the lender's requirements, so most relocating households can use standard lending. FHA loans are no longer open to non-permanent residents.

If you remain resident in Europe and buy a second home, expect a foreign national loan. Here is how those loans work. We do not promise a lender, a rate or an approval.

Income tax and what else to ask

North Carolina taxes income at a single rate. It is 3.99% for 2026, after 4.25% in 2025, and the Department of Revenue says further rate changes may apply to tax years from 2027 depending on reduction triggers in the law. We did not verify how the state taxes income earned here, including rent from a home you own, when you live elsewhere, so check that with the Department of Revenue.

Federal rules on rental income, sale withholding and estate tax for non-residents apply in every state. They are set out on the page for buyers from Europe. Have a cross-border tax adviser read your plan before you sign.

Water, wind and slopes

The risk sits at the edges of the state. On the coast, the North Carolina Insurance Underwriting Association, called the Beach Plan, offers wind and hail cover in the beach and coastal areas. To qualify you need a primary policy from an admitted insurer that has excluded windstorm. When a named storm is announced, deductibles are a percentage of the dwelling cover: the state's example is 2% on a $300,000 home, so $6,000. Flood is a separate policy, as everywhere in the country, and the lender will require it in a high-risk zone.

In the mountains the hazard is landslides. The state Geological Survey keeps a landslide hazard data viewer for western North Carolina with an inventory of more than 4,500 landslides. Hurricane Helene brought more than eight inches of rain over three days in the mountains in September 2024, with 12 inches or more in many places. The Survey says it responded to over 400 landslides as of November 2025. Ask for the property's hazard rating, the drainage above and below it and whether the insurer will write cover.

Coast and mountains as second homes

The Outer Banks and the Asheville area attract holiday buyers, and they carry the hazards above. Rules on letting by the night are set by each city and town, not by the state. Raleigh requires a zoning permit and allows short-term rentals, meaning stays of up to 30 days, in listed zoning districts, with a cap of 25% of units or two, whichever is greater, in a multi-unit building (City of Raleigh). Asheville allows homestays of one or two bedrooms in a home where the host lives, and lets the rental of an entire dwelling for less than a month only in its resort zoning district (City of Asheville). Nags Head allows whole-house lets with an annual registration (Town of Nags Head). We could not open an official Charlotte source and do not state its rules. Ask the planning office about the address, not the town, before you offer.

Getting there

Raleigh-Durham lists nonstop flights to Dublin on Aer Lingus, Frankfurt on Lufthansa, London Heathrow on American, Paris on Air France and Reykjavik on Icelandair, with a note that seasonal service varies. American Airlines announced in August 2026 that Charlotte would have 11 daily flights to nine European destinations in summer 2027: Barcelona, Dublin, Frankfurt, London, Madrid, Munich, Paris, Rome and Athens, with Barcelona as the new route (WCCB, 27 August 2026). Check the airline for the dates of seasonal routes.
