Buying a home in
Atlanta
Atlanta is the commercial and transport hub of the American Southeast. Europeans arrive for the company headquarters, the airport and the film industry, and buy in suburbs such as Decatur, Marietta, Roswell and Alpharetta. Homes cost less than in Boston, the closing is run by an attorney rather than a notary, and the property tax bill depends on the exact address.

Who moves here from Europe
Atlanta's economy rests on company headquarters, transport and a large film industry, and all three recruit abroad. The airport's own air-service page counts 16 Fortune 500 and 33 Fortune 1000 headquarters in the city, and names Cisco, Google, Microsoft, Airbnb and Micron among the technology companies that have announced or expanded operations there since 2021. The Georgia Film Office reported 245 productions and $2.3 billion of production spending in the state in the year to June 2025, a figure that can move a great deal from one year to the next.
For a European household that usually means an employer-sponsored visa, a US salary and no US credit history. That profile can obtain a conventional mortgage, but it takes preparation. See how a work visa affects the loan. If your income comes from film or other contract work, ask a lender early how it would treat it.

Before you make an offer in Atlanta
- Ask the county tax commissioner for the total mill rate at the address, and for a tax estimate without a homestead exemption.
- Ask the closing attorney whom they act for, and how a buyer who lives abroad signs.
- Decide whether you want your own attorney to review the contract and the closing documents.
- Get home insurance quotes, and ask about the roof, the wind and hail deductible and the flood zone.
- Check whether the loan would be conforming or jumbo.
- Get a pre-approval from a lender that understands your visa and employment contract.
- Confirm the short-term rental rules for the address in writing, and read the association's leasing rules.
- Ask a cross-border tax adviser about rental income, tax on a sale and estate tax.
