Buying a home in
Naples
Southwest Florida is where German buyers go. In the Cape Coral and Fort Myers area more than one in five homes sold to a foreign buyer goes to a German, the highest share for any European nationality in any Florida metro area. Naples, next door, is the expensive end of the same coast.

Lee County holds Fort Myers, Cape Coral and the islands of Sanibel and Captiva. Collier County, to the south, holds Naples and Marco Island. They share a coastline and an airport and little else. In August 2026 the median single-family home sold for $380,000 in the Cape Coral and Fort Myers area and for $760,000 in the Naples area, with townhouses and condominiums at $269,000 and $429,500.
Together the two areas took 14% of the homes bought by foreign buyers in Florida in the year to July 2025. In Naples more than half of those buyers were Canadian. In Cape Coral and Fort Myers, Canadians were 41% and Germans 22%. If you are German, you will find estate agents, property managers and neighbours who speak your language, which is a practical advantage when you manage a home from another continent. Our guide for buyers from Germany covers the German tax side.
