What homes cost

The median sale price in August 2026 was $532,781 across Rhode Island and $581,365 in the city of Providence, for all home types, up roughly 7% on a year earlier. That is about a third less than the city of Boston. The conforming loan limit in Providence County is the national baseline of $832,750 for 2026, so most purchases here fit standard lending comfortably.

Property tax rewards living in the house

Each of the state's 39 cities and towns sets its own rate per $1,000 of assessed value. Providence goes further and sets two. For fiscal year 2026 a single-family home is taxed at $8.40 if the owner lives in it and at $14.60 if not. Small multi-family buildings of two to five units, which are common in the city, are taxed at $7.55 owner-occupied and $14.00 otherwise.

For someone relocating, this is good news once you have applied for the owner-occupied rate. For a European buying a second home or an investment, it means the tax line in your budget should use the higher figure. Elsewhere, Warwick's residential rate is $12.70 for fiscal year 2026 and Cranston's is $14.52 for fiscal year 2026-27.

Second homes above one million dollars

From 1 July 2026 the state charges an additional tax on high-value residential property that is not owner-occupied for most of the year, widely nicknamed after a famous owner of a house in Watch Hill. As summarised from the Division of Taxation's guidance, it amounts to $2.50 per $500 of assessed value above $1 million, which is 0.5% of the excess a year, and homes let to tenants are treated differently from homes left empty. We could not open the Division's own pages when checking this page, so treat the detail as something to confirm. If you are looking at a coastal home above that level, raise it with your attorney at the start.

The state's realty conveyance tax, paid when property changes hands, was also increased in October 2025, with a higher tier above a threshold that was reported as $824,000 for 2026. Your closing attorney will give you the exact figure for your transaction.

Practical points for European buyers

  • Heating. About 30% of Rhode Island households heat with oil, almost four times the national rate. Ask about the tank, its age and last winter's fuel bills.
  • Flood. Much of the housing sits near the bay or the ocean. Standard home insurance does not cover flood, and a federally backed lender will require flood insurance in a high-risk area.
  • Multi-family homes. Buying a two or three unit house, living in one unit and letting the others is a common way to start here. Lenders treat it differently from a single-family home, so say so when you ask for a pre-approval.
  • Travel. The local airport has no nonstop flights to Europe. Plan on Boston Logan.

State taxes

Rhode Island taxes income in three brackets, 3.75%, 4.75% and 5.99% in 2026, and has its own estate tax with a threshold reported at about $1.84 million for 2026. As with any US property held by someone who is not a US resident, the federal estate tax rules for non-residents apply as well, with a filing threshold of $60,000 of US assets. Speak to a cross-border adviser before deciding how to hold the property.
